To be a successful listing agent, all you need to do to service a listing is to keep one thing in mind:

How would you want to be serviced as a homeowner trying to sell?

Would you like to be contacted once per week or every other day? Find this out from the consumer yourself! Ask questions. Get to know them and then provide what is important to them – within the confines of your systems.

At a basic level, you have to understand THEIR MOTIVATION. You must then, at a basic level, have systems in place to provide the type of service you intend to deliver. You can’t be everything to everyone.

If a consumer wants to be called every other hour or wants something that’s just not what you can provide – don’t walk away from the listing. Rather – get to their motivation, determine pricing and if you believe that the home will sell quickly – then take the listing and do the best you can.

You can also always refer the person to an agent you know that does X,Y and Z – (that you may not do or can’t provide).
